3-Level Hillside Home Construction – City Terrace, CA
This ground-up residential build in City Terrace, just minutes from Cal State LA, showcases the complexity and precision required for hillside construction. From initial excavation to structural framing, this project highlights the full progression of a three-level home build with a strong focus on foundation integrity, retaining systems, and structural framing.
Site Preparation & Excavation
The project began with extensive hillside excavation, requiring heavy equipment to carve out a stable building pad. The team carefully removed vegetation, graded the slope, and established proper setbacks while maintaining structural safety for neighboring properties. Erosion control measures and slope stabilization were implemented early to protect the site throughout construction.
Foundation & Garage Level (Level 1)
The foundation phase included deep excavation for the garage-level slab and the installation of reinforced footings and vertical rebar systems. Structural formwork was built to support concrete walls designed to retain soil pressure from the surrounding hillside. The rebar grid visible throughout the slab ensures long-term durability and load distribution for the structure above.
Once forms were completed, concrete was poured for the foundation walls and slab, creating a solid base for the multi-level build. Waterproofing and drainage considerations were incorporated to protect against hydrostatic pressure common in hillside construction.
Structural Walls & Second-Level Preparation
Following the foundation, vertical concrete walls were formed and reinforced with dense rebar layouts. These retaining walls are critical for supporting both the structure and the surrounding earth. The site then progressed into preparation for the second-level concrete work, including additional formwork, embedded hardware, and structural tie-ins.
Framing – Levels 1 & 2
With the structural base complete, the project transitioned into wood framing for Levels 1 and 2. Floor joists and beams were installed with precise spacing and hardware connections to ensure load transfer and structural integrity. The framing phase begins to define the layout of the home while tying into the concrete structure below.
The elevated position of the property also allows for expansive city views, making proper framing alignment and elevation control critical for both aesthetics and long-term performance.
Built for Hillside Conditions
This project demonstrates the level of planning and execution required for hillside construction in Los Angeles. From excavation and retaining walls to reinforced foundations and multi-level framing, every phase is engineered to handle grade changes, soil pressure, and structural loads while maximizing usable living space.
